KTOA Spring 2004 Newsletter

Greetings from Kihei Timeshare Owners Association:

For those of us still in the mush and muck of Winter/Spring, it's finally getting dark later and later each day. Those fortunate enough to have visited our little paradise in Kihei during the winter have our envy levels running on high. The beauty of Maui of course, is that it's great to be here any time of the year.

This winter on Maui has not been without its weather problems, as strong wind and surf caused some erosion to the beaches and minimal damage to the trees in our complex. As is the case with Mother Nature, she leaves behind some problematic situations that take patience to reverse. However, the sand beaches are coming back and the grounds crew at Kihei Akahi have everything under control.

ANNUAL OWNERS MEETING:

Set your calendars now for the 2004 Annual Owners Meeting to be held in Las Vegas on September 25, 2004. The meeting is scheduled to be held at the California Hotel, meeting room on the second floor at the top of the escalator. Hope to see you there as it is always fun to see old friends and make new ones as well.

RESERVATIONS:

As I am sure you are aware, the website has been disabled since February and it has been impossible to make reservations on line. It appears the computer program did not like “leap year”. By the time you receive this everything should be running fine. As most of you know, Ms. Lani Kamaka is your reservation contact at Oihana Property and she has asked that you please contact her if you are experiencing any problems with the website or do not have access to a computer.

SALE OF UNITS:  

The website is now available for your use if you would like to sell your week. At present there is a demand for one bedroom weeks. The Association also has two bedroom weeks available for

sale at $10,000 per week. Contact the Association through Dick Weaver at Oihana Property Management if you would like to purchase a two bedroom week.

NON-SMOKING POLICY:

The units are all non-smoking, including the lanai area. Signs have been posted and a fine of $ 250 will be levied against any party failing to comply. The attractiveness of our units is everyone's responsibility, so please help us by adhering to this change.

INVENTORY BINDERS:

Permanent binders have been placed in the units that catalog the kitchen, bathroom, bedroom and living/dining areas. These are intended to help assure that any arrivals will have the benefit of a fully stocked and user-friendly unit. Hair dryers have also been added to all units in the bathroom area. When you arrive, please check the inventory list and notify Oihana Property

if there is a problem. We want everyone to enjoy the same pleasant surroundings, and have the same amenities as the last visitor. The refurbishing and restocking of our units has cost over $40K for each one and has taken over three years to complete. While we're not the Hilton or Maui Prince, our facilities have been rated very high by RCI over the past year. Let's all work together just a little harder to keep them that way. Please do not remove the inventory binders from the units.

SUN SHADES:

The newly installed sunshades really help to keep the units cool in the afternoon. It would be appreciated if you could remember to roll the shades up in the evening and when you leave the unit. Sometimes we get strong winds that could destroy the shades.

UNIT SAFES:

Delivery of safes for each unit is expected shortly and these should be installed by the end of April or early May. The safes will be located in the bedroom closet and have the option of a four digit PIN code (code selected by unit guest) or credit card swipe. This will give each guest some added security and enable storage of valuables as well as laptop computers. In the event you have a “senior moment” and forget you code number, or lose your card, a 24 hour “on call” service will be available for assistance. The fee for this emergency service will be borne by the guest.

MISCELLANEOUS:

Your Board of Directors has been meeting via conference calls approximately every two months. If you feel you have a pressing matter to discuss, we will be happy to place your concerns on the agenda.  Please forward your ideas to me at enorcutt@rothschildagency.com . The units in Kihei Akahi are our priority and we know it is yours as well. By working together, within the rules, we can all continue to enjoy this lovely experience we call Maui.
